Welcome to Bhumi Bazzar (“we”, “our”, or the “Platform”). These Terms & Conditions govern your access to and use of bhumibazzar.com and any related services (collectively, the “Service”). By registering, listing a property, browsing listings, or making a payment, you agree to be bound by these Terms.
1. Nature of the Platform
Bhumi Bazzar is an online classifieds marketplace that helps property owners and interested buyers/tenants discover each other directly. We are not a real estate broker, agent, developer, or party to any transaction. We do not own, sell, rent, or lease any property listed on the Platform. All transactions occur strictly between users, offline.
2. Eligibility
- You must be at least 18 years old and legally competent to enter into a binding contract under Indian law.
- You must provide a valid Indian mobile number for OTP verification.
- You must be the lawful owner or authorised representative of any property you list.
3. Paid Access & Listing Fees
- Buyer Unlock Fee: After previewing three (3) properties for free, buyers must pay a one-time fee (currently ₹30, subject to change) to unlock unlimited property views, seller contact numbers, and chat access.
- Seller Listing Fee: Sellers pay a one-time fee (currently ₹30, subject to change) per property listing to publish on the Platform.
- The Platform reserves the right to revise these fees at any time. The prevailing fee at the moment of payment applies.
- All fees are inclusive of applicable taxes unless otherwise stated.
4. User Conduct & Listing Rules
- You must provide accurate, truthful, non-misleading information (title, location, area, price, images).
- You may not list property you do not own or are not authorised to represent.
- You may not upload copyrighted photos without permission, or images that are unrelated to the actual property.
- Prohibited content: fraudulent listings, hate speech, obscene material, spam, or content violating any law of India.
- Duplicate or repeated listings for the same property may be removed without refund.
5. Platform Role & Disclaimer
Bhumi Bazzar does not verify the authenticity, title, encumbrance, or condition of any listed property. Buyers are strongly advised to independently verify ownership documents (RTC, mutation, sale deed, encumbrance certificate, etc.), conduct site visits, and consult qualified legal and financial advisors before any commitment. The Platform is a discovery tool only — due diligence is the sole responsibility of the buyer and seller.
6. Communication & Contact Sharing
After a buyer pays the unlock fee, we display the seller's contact number to enable direct communication. We also enable in-Platform chat. You agree that once contact details are shared:
- You will use them only for legitimate property-related communication.
- You will not spam, harass, or resell/misuse contact data.
- Any misuse may result in immediate account termination and legal action.
7. Account Suspension & Termination
We reserve the right, at our sole discretion and without prior notice, to suspend or terminate any account that:
- Violates these Terms or any applicable law.
- Posts fraudulent, misleading, or offensive listings.
- Harasses other users or platform staff.
- Attempts to bypass fees, hack, or exploit the Platform.
8. Limitation of Liability
To the maximum extent permitted by law, Bhumi Bazzar, its founder (Rahul Dev Verma), employees, and affiliates shall not be liable for: (a) any loss arising from a transaction between users; (b) inaccuracies in listings; (c) property disputes, encumbrances, or title defects; (d) any consequential, incidental, indirect, or punitive damages. Our aggregate liability, in any circumstance, is limited to the amount you have paid to the Platform in the preceding twelve (12) months.
9. Intellectual Property
All Platform content, design, code, logo, and the “Bhumi Bazzar” name are the exclusive property of the Platform. You may not copy, reproduce, or reverse-engineer any part of the Service without prior written consent.
10. Governing Law & Jurisdiction
These Terms are governed by the laws of India. All disputes shall be subject to the exclusive jurisdiction of the courts in Lucknow, Uttar Pradesh.
11. Changes to Terms
We may update these Terms at any time. Continued use of the Service after any change constitutes your acceptance of the revised Terms. Material changes will be highlighted on the Platform.
